Guest Room Management System (GRMS)

We engineer fully scalable Guest Room Management Systems (GRMS) for hotels, resorts, and serviced apartments, built on secure, modular, and cloud-ready infrastructure. The platform combines distributed logic controllers, local smart relay modules, with KNX/IP gateways, supporting KNX Secure communication to ensure encrypted and authenticated data exchange. Integration with cloud services is enabled via IP interfaces, for example a KNX–MQTT gateway enabling communication with the MQTT broker using the publish/subscribe model, remote diagnostics, secure firmware updates, and cloud dashboard connectivity, ensuring a robust and future-ready deployment.

Smart Room Automation

  • Localized control of lighting (dimming, RGBW, tunable white), HVAC, curtain/blind automation, and sockets via capacitive touch panels, KNX keypads, or mobile interfaces.
  • Scene-based automation, including welcome, sleep, and mood presets, triggered by occupancy, keycard events, or mobile check-in.
  • Multi-sensor logic combines motion detection, door/window contact sensors, temperature/humidity compensation, and ambient light sensors to drive adaptive environmental control based on guest and staff behaviour.
  • Energy optimization uses HVAC setback logic, lighting dimming curves, socket disconnection, and auto-off logic based on real-time occupancy and schedule triggers.
  • Relay output modules interface with lighting, fan coils, AV systems, and blinds for full in-room automation across all equipment categories.
  • Configurable thermostat lock allows centralized override or guest-limited adjustments, reducing misuse and enhancing energy control.
  • Operator visibility and overrides via BMS/GRMS dashboards allow staff to monitor and adjust room conditions proactively.
  • Service mode and maintenance tagging enable engineers and housekeeping to mark rooms for servicing or energy isolation during maintenance.
  • Energy trend tracking and alerts help FM teams identify inefficient equipment or abnormal behaviour early, supporting both preventive action and sustainability goals.
