In complex projects in the Gulf like mixed-use towers or hospital campuses, clear documentation ensures that MEP engineers, contractors, and system integrators are fully aligned, reducing miscommunication and delays.
Our design package covers all aspects of BMS and BAS integration. It begins with a concept design report outlining the system architecture and automation scope, followed by discipline-specific documents. For HVAC automation, we prepare control logic diagrams and sequence of operation narratives for chillers, AHUs, FCUs, exhaust fans, and ventilation. These define how each system responds to temperature setpoints, occupancy, and time schedules. For lighting, we detail DALI zoning logic, such as dimming to 30% after hours or motion-based controls in low-occupancy areas.
Schematics and riser diagrams visualize network architecture, field device locations, and wiring routes. Drawings use standard symbols and BIM-friendly tagging conventions to integrate with the overall MEP package. We also deliver precise I/O schedules listing every sensor, actuator, and control point — such as supply air temperature sensors or fan VFD signals — with unique addresses and structured hierarchies. This helps both contractors during installation and FM teams post-handover.
Cross-system integration maps are included to show how subsystems such as GRMS, energy meters, elevators, and lighting controls connect to the BMS. We also define protocol mapping, which devices communicate via KNX, BACnet/IP, Modbus RTU/TCP, or DALI, and specify any required gateways for seamless integration. This ensures no compatibility issues arise during construction or commissioning.
Our final documentation set includes a Functional Design Specification (FDS) that describes how the system behaves under normal and fault conditions, plus a detailed Bill of Quantities (BOQ) covering controllers, sensors, network components, and cabling. BOQs are vendor-neutral yet specification-rich to support accurate pricing. We also provide panel layouts with termination details all aligned with local electrical standards.
